WHAT HAPPENS DURING OUR INITIAL MEETING?
Your initial consultation will involve a walk-through of the property. Our team of professionals will discuss your vision, lay out your renovation options and clarify the design/build process for your particular project. You’ll get the opportunity to have your questions answered and discover the expertise that Fraser Homes brings to the table.
WHAT LEVEL OF INVOLVEMENT WILL I HAVE IN MY RENOVATION PROJECT?
Your project~Your Way!
Our four step process is engineered to give you direct access and input throughout the entire length of your project. Regular logs and updates provide you with up to date information on how your project is running. In addition, our online production calendar allows you to access timelines and construction schedules so you can be in the loop on all current and future activities related to your project. We have implemented systems that facilitate open lines of communication with the project management team so you can stay informed and connected to your home renovation!
HOW LONG WILL THE DESIGN/BUILD PROCESS TAKE?
Timeline parameters are established well in advance of construction. The design process generally takes two to nine months. This stage will involve generating layouts and architectural drawings as well as the acquisition of permits. If your project must visit the Committee of Adjustment, the process may take longer.
Within two to three weeks of your permits being issued construction will be set to begin. Our production schedule is posted live through our online app allowing clients to stay well informed of timelines.

CAN I ADD / REMOVE ELEMENTS AFTER THE INITIAL CONTRACT HAS BEEN DRAWN AND SIGNED?
Changes can be made at any point during the renovation process but depending on the complexity of the adjustments the budget and timelines may be affected.
For example, if you decide that the kitchen design is too small, changes can be made to increase the size. The cost of these changes really depends on the size and scope of the adjustments to be made, and when in the process you decide to make them. Making alterations to the design during the planning stage is quite easy and inexpensive and is one of the main reasons that we use 3D modelling to help our clients visualize the space before it is built, saving you both time, money and stress.
CAN A PROJECT BE TOO SMALL?
Our specialty lies in our unique ability to design an entire space and create a cohesive design. Although there is truly no such thing as a project that is too small, Fraser Homes' primary focus is on projects of a mid to large size nature. Our residential division takes on projects that fall between single floor remodels, additions, whole home renovations and custom home builds.

WHO WILL BE MANAGING MY PROJECT FROM START TO FINISH?
Fraser Homes specializes in project management and quality assurance. A qualified project manager will be assigned to your renovation project. This will be your point of contact throughout the entire process. The management team will make regular site visits and work together with the project manager to supervise ensuring that every aspect of the job is progressing smoothly and meets your expectations.
WILL I HAVE TO DEAL WITH DIRECT INQUIRIES FROM THE TRADES DURING  MY PROJECT?
Inquiries from the trades will run directly through your project manager. The advantage of having our management team looking after your needs is that you will be free to live your life during your home renovation. Our job is to handle all the details to make your experience smooth and stress-free.
DOES FRASER HOMES TAKE CARE OF GETTING ALL BUILDING PERMITS?
The Fraser Homes management team prides themselves on handling all the details. We offer you the option to have Fraser Homes take care of all your design and permitting needs and will meet with the city on your behalf. All you need to do is sit back and let us handle it for you.

WHAT WILL MY PROJECT COST?
The cost of your home renovation will depend primarily on the scope and duration of your particular project. The two variables to take into consideration are fixed and variable costs.
FIXED COSTS are construction costs that can be estimated ahead of time based on square footage and floor plans.These include items that are essential to the framework of your project such as drywall, framing, ductwork and functional items. Based on the design choices and material selections, these costs will be itemized in a pre-construction budget which will be signed off by both parties prior to commencement.
VARIABLE COSTS are those which fluctuate depending on your preference, budget and availability. Termed “soft costs”, these could include faucet selection, tiles, tubs and likewise.

DO YOU CHARGE FOR THE INITIAL MEETING?
The initial consultation is completely free of charge. Our goal is to get to know you and your project. We use the initial meeting as a stepping stone from which we gather information and provide feedback. Our job is to bring clarity to your project and to any parts of the process you might not understand. After the initial consultation we will generate basic floor plans and designs once we have your seal of approval to proceed.
